The terms you will hear most when you work with us.

Off-market: A property that is for sale but is not listed on the MLS or any public marketplace.

ARV: After Repair Value. What the property is worth once the planned repairs are finished.

Wholesale: Contracting a property, then assigning or reselling that contract to another buyer before closing.

BRRRR: Buy, Rehab, Rent, Refinance, Repeat. A strategy for building a rental portfolio using recycled capital.

Buy box: The specific criteria you are looking for in a deal, such as price range, property type, and location.

Proof of funds: Documentation showing you have the cash or financing available to close on a property.

What to confirm before you commit to a deal.

Verify the numbers: purchase price, repair estimate, and after-repair value.
Confirm the title is clean and who legally owns the property.
Walk the property, or send someone you trust to inspect it.
